This newly created position offers you the opportunity to join a company that has been growing at a rate of 30% year over year for several years and be part of a major initiative to take our 14-year-old company to a new level of maturity and success. You will interact with some of the biggest US players in the apartment and condo development industry, managing production for multiple projects and acting as the definitive liaison between our manufacturing sources and customer sites. You will plan, manage, coordinate, and control financials of multi-family, timeshare, co-op, and apartment projects, ensuring the design, engineering, and manufacturing of a project come together flawlessly. To be a good fit for this opportunity you will have at least three years of related construction experience (although we'll consider candidates with fewer years and an exceptional track record) and familiarity with stone, glass, metal, and/or wood materials. In addition to being able to read architectural drawings, you'll need solid skills in MS Excel. We're looking for a self-driven professional with a strong sense of integrity and a positive attitude.

What Else You'll Bring to the Table

In addition to the qualifications detailed above, you'll need:

• Proven success at managing projects of at least $300,000 (in this role you'll handle projects ranging to several million dollars).
• A demonstrated ability to coordinate our products among multiple subcontractors and trades.
• The ability and willingness to communicate professionally and effectively (both orally and in writing) with coworkers, client(s), subcontractors, suppliers, site employees,ownership groups, architects and any additional contacts relating to a project at all times.
• Self-motivation and initiative.
• A team player approach and fairness in dealing with owners, subcontractors, and suppliers.
• Eagerness to accept significant responsibility in a position of high growth opportunity, and the ability to perform job responsibilities with minimal supervision.
• Experience in field engineering, supplier and subcontractor coordination, contract administration, estimating, and field operations planning.
• A bachelor's degree; however, we will consider significant and relevant experience in lieu of a degree.
• Experience with kitchen cabinetry and/or architectural doors.
• Must be familiar with, and able to read, architectural blueprints.

Preferred but not required:

• Bilingual English/Mandarin skills.

You can expect to travel up to 10% of the time, in the US and occasionally Canada, for one to three days at a time. We'll look to you to be flexible and willing to jump on a plane on short notice. You also will need a valid driver's license.

More About Your Role

Reporting to a Senior Project Manager, you will provide direction to a Project Coordinator (a resource you'll share with another PM) who will handle many of the smaller details while you focus on the larger details. In contrast to project management in other areas of our industry, you will manage multiple projects with regard to the development of drawings, approval of specs, and translating that information for and coordinating with our own factory in China and other manufacturers.

A typical project will involve 100 dwelling units, although 300 is not unusual, and occasionally you'll take on a project involving as many as 700. Depending on the size and scope of a project, it could be two months between your first meeting with the client and production, or it could be two years. Once production begins you'll continue to track the project, ensuring we are meeting deadlines.

A service that sets Impex apart from the competition is our commitment to having an Impex representative on site when the product is delivered. This representative ensures the installation crew knows how to unpack and install the product properly, and you'll coordinate this activity, including orchestrating among the subcontractors, such as cabinetry installation, plumbing, electrical and drywall.

In some projects you may also be involved with issues -- such as modifications to specs or materials -- after delivery. Once you are up and running, we'll look to you to be involved in the front end of projects, helping provide pre-construction consultation.

More specifically, your activities will include:

• Identifying and establishing the scope of individual projects.
• Scheduling entire projects, including the ordering and delivery of materials, and the scheduling management of the installation crews.
• Providing impeccable customer service for each project by representing the interests of the client and providing independent professional advice.
• Liaising with and supervising the work of the other professionals involved in the project.
• Making sure the aims of the project are met and ensuring that quality standards are adhered to.
• Keeping track of progress and ensuring that the project is on time and on budget.
• Managing all of the information pertaining to each job so that all involved parties are informed at all times of the status of the project, including the Impex team, Marketing Representative, and any other persons who may need to be informed.
• Assisting in providing the necessary information for all financial aspects for each job, such as billing the customer and reviewing and approving the material and labor costs associated with the project.
• Providing a final report of each project to the Director.
